Semple Brown Design has worked with multiple developers on this special site since 2014. The project site is 8+ acres, and is bounded by 40th Ave., Williams St., 39th Ave. and Franklin St. It includes a spectacular collection of primarily one story industrial buildings.









We master planned the site and commenced the City’s Large Site Development Project (LDP) and Infrastructure Master Plan (IMP) processes. Ultimately the project would include over 1,000 apartments, 100,000 square feet of retail / F&B, a 150 to 200 key hotel, 60,000 square feet of Creative Office space and over 1,200 parking spaces. Following the LPD/IMP the project will require a rezone to allow for Residential uses, to be followed by the SDP process.

Embracing an inclusive ethos, Hurley Place positions itself with the river as its focal point, inviting diverse communities and fostering economic vibrancy. The Riverfront development is comprised of two residential towers, a hotel tower, and an expansive central open space connecting to the river. This central connector is flanked by food & beverage and retail establishments and serves as both a connection to the Promenade but also a gathering space for the community.
