
Rock Island Building
Semple Brown was brought on board by the purchaser of this turn-of-the-century brick building in the Lower Downtown Historic District to incorporate the amenities of a modern commercial structure, while enhancing the building’s historic charm. With no substantial renovation since 1986, the building was in dire need of repair.




Our team completed an overhaul of the building including structural repair, which primarily included replacing the front windows and restructuring of the roof. The interior of the building was refurbished from top to bottom with new bathroom cores, lighting, lobby, and elevator system. The building was accepted on the National Register of Historic Places, resulting in significant tax benefits to the owner.

Embracing an inclusive ethos, Hurley Place positions itself with the river as its focal point, inviting diverse communities and fostering economic vibrancy. The Riverfront development is comprised of two residential towers, a hotel tower, and an expansive central open space connecting to the river. This central connector is flanked by food & beverage and retail establishments and serves as both a connection to the Promenade but also a gathering space for the community.
