Lowenstein Redevelopment/Sie Film Center

The redevelopment of this prominent urban site has catalyzed redevelopment in the entire corridor. The co-location of a trio of “creative businesses” – bookstore, film center and record store – called for a cohesive campus. The design faces an historic parkway esplanade and responds to it by organizing around an urban pedestrian street which knits together the multiple components of the project. The edges of the pedestrian street are framed by the entrances to the three anchor tenants, with restaurant locations distributed around the perimeter of the campus. The mass of the shared parking garage is screened by active storefronts, and the composition of the new building draws inspiration in scale and massing from the historic Lowenstein Theatre next door.
